Blackhawk Ridge plat approved

CHENEY— After three months of working out technicalities, the City Council passed a modified proposal for the Blackhawk Ridge Preliminary Plat granting 34 homes and an unplatted 2.4 acres south of the development.
The proposed plat was the subject of a workshop with developer Steve Emtman and Public Works Director Todd Ableman, following new questions and concerns presented by the community, the Planning Commission and the council.
Per Ableman’s presentation, the proposed preliminary plat aligns with municipal code requirements.
“A maximum of 35 units would be permitted. The applicant’s initial proposal was for 52 lots, which is too dense. The modified proposal is 34 lots which is compatible with Cheney Municipal Code Requirements,” Ableman said. “There are 2.4 acres of unplated land that the developer is willing to take a look at the city purchasing that for utility benefit in that area.”
The decision doesn’t mean the developer will start breaking ground immediately as other technicalities need addressing to ensure the final plat’s safety.
“The preliminary plat is just a drawing on a page,” Ableman said. “Things still need to be checked off before the final plat.”
