Hayford business park updates

AIRWAY HEIGHTS – Primary construction of the Hayford business park, located at 2001 S Hayford Road, may begin as early as the summer of 2023, according to the owner, Guy Byrd.

The primary structures are designed accommodate multiple users, in a “flex-space” style of construction.

“We could technically accommodate a single user needing up to 250,000 square feet of space. However, we are capable of providing flexible space accommodations for users needing as little as 1,500 square feet.” Byrd said.

Byrd said that he is negotiating with a few prospects whose needs for space range from 20,000 50,000 square feet.

“Some of these prospects are new businesses to Spokane, some are not.” Byrd said.

Byrd said he determined that there was a lack of spaces in the Airway Heights area that catered to this range of spaces.

“I don’t know of any projects that are coming up which will include that kind of flexibility. We’ve determined through our research that there is a lack of this kind of space.”

Byrd said that his company’s research determined that this property should be focused on a target group which requires space within a 20,000 to 50,000 square-foot range, a segment of the market that is not currently being served in that area, according to Byrd.

Byrd said that the site will be what is known as “shovel-ready” in he next 30 to 60 days.

“A lot of people think they have shovel-ready property, but they don’t. There are a lot of things that need to happen in order to prepare for any kind of development.”

Byrd purchased the property in 2021 and that time was needed to perform necessary geophysical research and development, according to Byrd.

Mark Losh, CEO of the West Plains Chamber, said that “Any time we have a business park like this coming to the west plains, it brings business, jobs, stability, and growth to the west plains.”

Losh hopes that, through this development process, the city will gain viable sidewalks in the surrounding area.

“There are plenty of people working in the surrounding who are challenged by the lack of sidewalks. Losh said.
