Business development planned at Geiger/I-90

Rowand Commerce Park will feature mixture of tenants

The offices of the Washington State Patrol and Rowand Machinery, a heavy equipment dealer nestled between Geiger Boulevard and Interstate 90, will likely have new neighbors in the next year or so.

Rowand Commerce Park, which is planned for a currently vacant field of dry grass at the Geiger exit has recently been soliciting business, developer Doug Byrd said. "Right now we have letters of intent for 25,000 square feet."

Byrd was not at liberty to name potential companies wishing to locate in the development, but he also noted there is interest from a company for 25,000 – 50,000 square feet.

With 60 acres to develop, "It will be a process," Byrd said. But it's well overdue, he noted, adding, "It's unusual in a community this size not to see development around an airport," Byrd said. "It doesn't matter what municipality you go to."

For Byrd, it's the axiom that is always attached to quality real estate - location, location, location - that will set Rowand apart. "We're the first business park once you come west out of Spokane," he said.

Among its plusses, the Rowand project will have ideal access to the airport. The land also has sewer, water and fiber optics. An expanded freeway interchange will be finished in 2017, making traffic flow better in an already busy industrial area.

"We should be coming out of ground with 25,000 square feet by this time next year," Byrd said.

The mix of potential businesses also includes warehouse and distribution as well as call centers. There will be tilt-up concrete, concrete block, steel and combinations of each, Byrd said.

"It's going to be a dynamic little business center," Byrd said. "It can also handle some retail along Geiger."

Byrd said there have been some potential businesses who have been turned down in their desire to locate in the park. "We're particular who goes in there," he said. The buildings will have restrictions on design so that they compliment each other.
